I have given 2 months notice to my existing landlord and have to be out of my let out property in Olney by 31/3/2026. Conveyancing for my house purchase has just started. Is it possible to complete in 5 weeks as I wish to avoid having to find short term accommodation?
Generally one should not give notice for your tenancy unless your lawyer suggests that you should. Assuming that you have not already done so, contact to your solicitor and request that they apply pressure on the sellers lawyers, try to get a realistic time scale from them that all parties will aim to achieve
We note that you have a post code search directory listing solicitors on the Leeds Building Society conveyancing panel. Do firms pay you a commission if I appoint them for our own conveyancing in Olney?
We are a listing service only for law firms wishing to communicate if they are on the Leeds Building Society conveyancing panel or other lender panels. We do not charge referral fees to any conveyancer that you subsequently appoint for your conveyancing in Olney.
I am considering applying for a Barclays mortgage for purchase of a newly converted (under development) in Olney with 60% LTV. Is it compulsory to choose a solicitor on the conveyancing panel for Barclays ?
There is nothing to stop you using your solicitor, but Barclays will insist on their interests being represented by a firm on their conveyancing panel. There is greater potential for delays and confusion with two solicitors involved, and it will undoubtedly be more expensive too.
I am looking for a flat up to £245,000 and identified one near me in Olney I like with a park and transport links in the vicinity, however it's only got 49 years unexpired on the lease. There is not much else in Olney in this price bracket, so just wondered if I would be making a mistake acquiring a short lease?
Should you require a mortgage that many years may be a potential deal breaker. Discount the offer by the expected lease extension will cost if not already taken into account. If the existing proprietor has owned the premises for at least twenty four months you may request that they commence the lease extension formalities and pass it to you. You can add 90 years to the existing lease term with a zero ground rent applied. You should consult your conveyancing lawyer about this matter.
We're first time buyers - had an offer accepted, yet the property agent told us that the owners will only go ahead if we use their recommended conveyancers as they are insisting on a ‘quick sale’. We would rather use a high street conveyancer accustomed to conveyancing in Olney
We suspect that the seller is unaware of this ultimatum. Should the seller desire ‘a quick sale', taking such a hostile approach to a motivated buyer is going to damage their objectives. Bypass the agents and go straight to the owners and make the point that (a)you are keen to buy (b)you are excited to move forward, with finances arranged © you have nothing to sell (d) you intend to proceed fast (e)but you intend to instruct your own, trusted Olney conveyancing firm - as opposed tothe ones that will provide the negotiator at the agency a kickback or hit his conveyancing targets pre-set by corporate headquarters.
