I have given 8 weeks notice to my existing landlord and have to leave my let out flat in Tunbridge Wells by the end of next month. Conveyancing on my purchase has just started. How realistic is it to complete in a couple of weeks as don't want to have to find short term accommodation?

It is a dozen years since I purchased my house in Tunbridge Wells. Conveyancing solicitors have just been instructed on the sale but I can't locate the deeds. Is this a major issue?
Don’t worry too much. Firstly there is a possibility that the deeds will be retained by the mortgage company or they could still be with the solicitor who handled the purchase. Secondly in most cases the property will be registered at the land registry and you will be able to establish that you are the registered owner by your conveyancing solicitors procuring up to date copy of the land registers. Most conveyancing in Tunbridge Wells relates to registered property but in the unlikely event that your home is unregistered it is more problematic but is resolvable.

There is nothing to stop you using your solicitor, but will insist on their interests being represented by a firm on their conveyancing panel. There is much more potential for delays and confusion with an additional lawyer added to the mix, and it will undoubtedly be more expensive too.
Due to the input of my in-laws I had a survey completed on a house in Tunbridge Wells prior to retaining lawyers. I have been advised that there is a flying freehold overhang to the house. My surveyor advised that some banks will not issue a loan on such a home.

Been reading online that Tunbridge Wells solicitors are more costly than licensed conveyancers in Tunbridge Wells when it comes to purchasing a property. So is it better if I use a conveyancer or a solicitor where I am purchasing a property in Tunbridge Wells.
