I am considering applying for a mortgage for purchase of a newly converted (under development) in tipton with 60% LTV. Is it compulsory to choose a solicitor on the conveyancing panel for ?
There is nothing to stop you using your solicitor, but will insist on their interests being represented by a firm on their conveyancing panel. There is much more potential for delays and confusion with two solicitors involved, and it will undoubtedly be more expensive too.
I bought my flat on 2 January and my personal details is yet to be on the land registry website. Any reason for this? My conveyancing solicitor in tipton advises it will be recorded in less than a month. Are titles in tipton uniquely lengthy to register?
As far as conveyancing in tipton registration is no quicker or slower than the rest of England and Wales. Rather than based on location, timescales can differ according to the party submitting the application, whether it is in order and if the Land registry communicate with any third persons or bodies. At present approximately three quarters of such applications are fully addressed in less than three weeks but occasionally there can be protracted delays. Historically registration takes place after the new owner has moved in to the property so an expedited registration is not always an essential issue but where there is a degree of urgency associated with the registration then you or your solicitor could communicate with the Registry to express the reasoning for the application to be prioritised.

Over the last few months I have been searching for a flat up to £235,500 and found one round the corner in tipton I like with open areas and railway links nearby, however it only has 51 remaining years left on the lease. I can't really find anything else in tipton for this price, so just wondered if I would be making a mistake buying a lease with such few years left?
Should you require a mortgage that many years will be a potential deal breaker. Discount the offer by the anticipated lease extension will cost if it has not already been discounted. If the existing owner has owned the property for a minimum of twenty four months you could request that they start the process of the extension and then assign it to you. An additional ninety years can be extended on to the existing lease term and have £0 ground rent by law. You should speak to your conveyancing solicitor about this.
