I have given 8 weeks notice to my existing landlord and must vacate my let out property in Stalybridge by the end of next month. Conveyancing on my purchase has just started. How realistic is it to complete in a couple of weeks as I wish to avoid having to find short term accommodation?

Generally one should not serve notice for your lease until exchange of contracts has taken place. If you have not already done so, notify to your conveyancer and request that they seek the assistance the owners solicitors, try to a target completion date that all parties will look to achieve

We intend to purchase a 3 bedroom flat in Stalybridge with a mortgage from Virgin Money. We use our Stalybridge conveyancing lawyer but Virgin Money informed us he's not listed on their "panel". We have to appoint a Virgin Money panel solicitor or keep our preferred solicitor and fork out for a Virgin Money panel lawyer to act for them. We feel as though this is unjust; Can we not simply insist that Virgin Money use our lawyer?

No, not really. The mortgage issued to you contains terms and conditions, a common one being that conveyancers must be on the Virgin Money solicitor panel. Until recently, most banks had large numbers of solicitors on their panels: a borrower could find one for themselves, as long as it was on the lender's panel. The lender would then simply instruct the borrower's lawyers to act for the lender, too. You can use your lender's panel lawyers or you could borrow from another lender which does not restrict your choice. A further alternative is for your solicitors to apply to be on the conveyancing panel for Virgin Money
