three months have elapsed since my purchase conveyancing in Mumbles completed. I have checked the Land Registry website which shows that I paid £150,000 when infact I paid £180,000. Why the discrepancy?
The price paid figure is taken from the application to register the purchase. It is the figure included in the Transfer (the legal deed which transfers the asset from one person to the other) and referred to as the 'consideration' or purchase price. You can report an error in the price paid figure using the LR online form. In most cases errors result from typos so at first glance the figure. Do report it so they can double check and advise.
Taking into account that I will soon spend £400,000 on a terraced house in Mumbles I wish to talk to a lawyer regarding thetransaction ahead of giving the go ahead to the firm. Can this be arranged?
We could not agree more - it is our preference to talk to you we do not take any clients on without you speaking to the lawyer who will be doing your conveyancing in Mumbles. There is no ‘factory style conveyancing’ - every client is unique individual, not a file reference. The practices that we put you in touch with believe that the figure you are quoted for your conveyancing in Mumbles should be the amount on the final invoice that you are charged.
I am in need of some leasehold conveyancing in Mumbles. Before diving in I want to be sure as to the unexpired term of the lease.
Assuming the lease is registered - and almost all are in Mumbles - then the leasehold title will always include the basic details of the lease, namely the date; the term; and the original parties. From a conveyancing perspective such details then enable any prospective buyer and lender to confirm that any lease they are looking at is the one relevant to that title. For any other purpose, such as confirming how long the term was granted for and calculating what is left, then the register should be sufficient on it's own.
