My wife and I are approaching an exchange on a property in West Croydon and my mum and dad have sent the 10% deposit to my solicitor. I am now advised that as the deposit has been sent from someone other than me my lawyer needs to disclose this to my mortgage company. Apparently, in also acting for the lender he must inform them that the balance of the purchase price is not just from me. I advised the bank concerning my parents' contribution when I applied for the home loan, so is it really necessary for this now to delay the deal?
The solicitor is duty bound to clarify with mortgage company to make sure that they are aware that the balance of the purchase price is not from your own resources. Your solicitor can only reveal this to your lender if you permit them to, failing which, your lawyer must cease to continue acting.

I have been recommended by a number of estate agents in West Croydon to get a quote from a solicitor using your seach tool. Is there a financial incentive for Estate Agents to recommend your lawyers ahead of another?
We refuse to give any financial incentive for sending work to this site. We thought it would be too underhand to pay a commission because home movers will think, ‘Why is the agent getting a kickback? Why am I not receiving any benefit too?’ We would prefer to grow our business on genuine recommendations.
