If you had a top tip for selecting a conveyancing solicitor in Rossington what would it be?

Do not opt for the lowest Rossington conveyancing fees. You really do get what you’re paying for when it comes to conveyancing solicitors. A cheap quote may mean that the conveyancing solicitor is handling a lot of jobs at one time and you won’t get the quality of service and the attention that you need. It is, however, wise to use a conveyancer who has a fixed fee on a no sale, no fee basis. This way, you go into the conveyancing with your eyes wide open.

This question may be naive but I am wet behind the ears as FTB of a garden flat in Rossington. Do I receive the keys to the house on the completion date from my solicitor? If this is the case, I will use a High Street conveyancing solicitor in Rossington?

There is no need to visit the lawyers office on the day of completion. Conveyancing lawyers for you will electronically transfer the completion advance to the seller's lawyers, and shortly after the monies have arrived, you should be invited to collect the keys from the Estate Agents and start moving into the property. This tends to happen between 1 and 3pm.

As a firm of solicitors, in order to be on the Barclays conveyancing panel they would need to be regulated by the SRA. Many banks do list licenced conveyancers on their panel in which case such practice would be overseen by the CLC.

Restrictive covenants can be picked up when reviewing land registry title as part of the legal transfer of property in Rossington. An 1874 stipulation that was seen was ‘The houses to be erected on the estate are each to be of a uniform elevation in accordance with the drawings to be prepared or approved by the vendor’s surveyor…’

I am purchasing a new build house in Rossington with a loan from Godiva Mortgages Ltd. The developers refused to move on the price so I negotiated five thousand pounds worth of fixtures and fittings instead. The house builders rep suggested that I not disclose to my conveyancer about the extras as it could impact my mortgage with the bank. Do I keep my lawyer in the dark?.

All lenders require a Disclosure of Incentives Form from the developer of any new build, converted or renovated property, It is available online from the Lenders’ Handbook page on the CML website. CML form is completed and handed to the lender's surveyor when the inspection is done.

Lenders have different policies on incentives. Some accept none at all, cash or physical, while others will accept cash incentives up to 5%.

Hard to understand why the representative of a builder would be suggesting you withold information from a solicitor when all this will be clearly visible on forms the builder has to supply to its solicitor, the buyer's solicitor and the surveyor.
