I am getting a loan with Platform. Will the property be mortgageable given that the lease has Seventy One years remaining.

Forgive me if this question is silly but I am unexperienced as FTB of a two bedroom flat in Flintshire. Do I collect the keys to the property on the completion date from my conveyancer? If so, I will use a local conveyancing solicitor in Flintshire?
On the day of completion you do not need to attend the conveyancers office in Flintshire. Your solicitors will electronically transfer the completion advance to the vendor’s solicitors, and once they have received this, you will be called to pick up the keys from the Estate Agents and move into your new home. Usually this happens early afternoon.
I am expecting a OIP from Bank of Ireland this week so we know how much we could potentially offer as otherwise we only have online calculators to go by (which aren't taking into account credit checks etc). Do Bank of Ireland recommend any Flintshire solicitors on the Bank of Ireland conveyancing panel, or is it better to go independently?
You will need to appoint Flintshire solicitors independently although you'll need to choose one on the Bank of Ireland conveyancing panel. The solicitor represents both you and Bank of Ireland through the process.
The formalities of my purchase has taken place for my property in Flintshire. Conveyancing was satisfactory but I would like to complain about the lender. How does one go about formally complaining?
All banks and building societies have complaints procedures. Your first point of contact should be one of the lender’s branches or the Customer Care Team at head office. Ordinarily complaints to a lender are resolved effectively and efficiently. If you feel the matter is not resolved you can write to Financial Ombudsman Service who will take matters further.
I have been told that property searches are the number one cause of obstruction in Flintshire conveyancing transactions. Is this right?
The Council of Property Search Organisations (CoPSO) published findings of a review by MoveWithUs that conveyancing searches do not feature amongst the common causes of delays in the conveyancing process. Searches are unlikely to be the root cause of holding up conveyancing in Flintshire.
