I am being told by my solicitor that flying freehold insurance is needed on my purchase. What is the level of cover for Enfield Lock conveyancing?

The appropriate level of flying freehold indemnity insurance should be dictated by who who your lender is. It would differ for example between Barclays and Leeds Building Society. Conveyancing lawyers as opposed to borrowers take out such insurances.

I have decided to exercise my right to buy my property in Enfield Lock off the council. I have a mortgage offer with Nottingham. Conveyancing is new to me. Can I proceed without a solicitor easily? I think we can but we keep being told I should have one. Any advice?

It is not advisable to proceed with a house purchase without a solicitor. The council's solicitor are not acting for you. You need a solicitor for a number reasons. One of which is to verify what plans the Council have for repairs and refurbishment for the next five years. Many leaseholders have been stung for contributions of thousands of pounds. In any event, if you are getting a mortgage with Nottingham, you will need to appoint a solicitor on the Nottingham conveyancing panel.

I had an offer accepted on a property in Enfield Lock on 14/10/2025, valuation was booked 2 days later, received a clean bill of health. Conveyancer appointed, so all that was missing was my mortgage offer. Having made daily calls to Principality and chasing them on my offer, I have now been told that my offer will not be issued unless the lawyer is on the Principality conveyancing panel. Can the lender hold off the offer?

A lender would not issue an offer until they have details of a lawyer on their panel. It can take a few weeks for Principality to deal with your lawyer's application to be on the Principality conveyancing panel. There's no guarantee that your solicitor will be accepted.

It has been five months following my purchase conveyancing in Enfield Lock took place. I have checked the Land Registry site which shows that I paid £175,000 when infact I paid £170,000. Why the discrepancy?

The price paid figure is taken from the application to register the purchase. It is the figure included in the Transfer (the legal deed which transfers the asset from one person to the other) and referred to as the 'consideration' or purchase price. You can report an error in the price paid figure using the LR online form. In most cases errors result from typos so at first glance the figure. Do report it so they can double check and advise.

Am I right to be suspicious about estate agents that I am dealing with are suggesting a nationwide conveyancing firm as opposed to a local Enfield Lock conveyancing practice?

As is the case with lots of service providers, often input from family and friends can be worth their weight in gold. But there are many people with a vested interest in a conveyancing matter; estate agents, mortgage brokers and banks might all put forward lawyers to select. On occasion these lawyers might be known to one of the organisations as one of the best in their field, but sometimes there behind the scenes commercial relationship behind the endorsement. You are free to choose your preferred conveyancer. However, bear in mind that many lenders specify a panel list of conveyancers you must use for the mortgage related work in your transaction.

Estate agents have just been given the go-ahead to market my 2 bed apartment in Enfield Lock. Conveyancing solicitors are to be appointed soon, however I have recently had a yearly maintenance charge invoice – what should I do?

It best that you clear the service charge as usual as all rents and service invoices will be allotted on completion, so you should recover the relevant percentage by the purchaser for the period running from after the completion date to the subsequent invoice date. Most management companies will not acknowledge the buyer unless the service charges have been paid and are up to date, so it is important for both buyer and seller for the seller to show that they are up to date. This will smooth the conveyancing process.

I inherited a garden flat in Enfield Lock. In the absence of agreement between myself and the landlord, can the Leasehold valuation Tribunal make a decision on the premium payable for the purchase of the freehold?

if there is a missing freeholder or if there is dispute about what the lease extension should cost, under the relevant legislation it is possible to make an application to the First-tier Tribunal (Property Chamber) to make a decision on the sum to be paid.

An example of a Vesting Order and Purchase of freehold case for a Enfield Lock premises is Ground Floor Flat 4A Baronet Road in February 2010. My husband and I are purchasing a first floor flat in Enfield Lock. When we first instructed conveyancing practitioner, they told us that they were on all major UK bank panels. The financial adviser called yesterday to advise that they don't seem to be on the Lloyds approved list. If it turns out to be true, what should we do? Should we simply pick a different lawyer that is on their panel or should we pay for dual representation, with Lloyds appointing their own approved solicitor.

If you are purchasing a property requiring a mortgage it is usual for the purchaser’s lawyers to also act for the purchaser's lender. In order to act for a bank or building society a conveyancer has to be on that lender's conveyancing panel. An application has to be made by the solicitor to the lender to become a member of the lender's panel and there are increasingly strict criteria which the conveyancing practitioner has to satisfy. Some lenders now insist their panel members to be part of the Law Society’s Conveyancing Quality Scheme. Your lawyer should contact Lloyds to find out if they can apply for membership of their conveyancing panel, but if that is not viable they will instruct their own lawyers to represent them. You are not legally obliged to appoint a law firm on Lloyds's conveyancing panel as you are at liberty to use your preferred Enfield Lock lawyers, in which case it will likely add costs, and it may delay matters as you are adding another lawyer into the mix.
