We are about to exchange buying a property in Cemaes Bay but as a result of wreckage from a small fire at the property I have was able negotiate reparation from the vendor in the sum of three thousand pounds in the form of a reduction in the price. I had intended this to be addressed as part of a side agreement however TSB will not agree to this. Should they have been involved?
Your property lawyer that is on the TSB approved list is obliged to disclose to TSB of any amendments to the sale price. If you were to refuse your conveyancing practitioner to report the price change to TSB then they would have to discontinue acting for you. In addition, TSB and you would have to appoint a new property lawyer for your conveyancing in Cemaes Bay.
We decided to purchase a purpose built flat in Cemaes Bay with a residential mortgage from Leeds Building Society. We have a Cemaes Bay conveyancing lawyer but Leeds Building Society says his firm is not on their approved list of firms. It seems we are left with little choice but to instruct a Leeds Building Society panel solicitor or retain our preferred solicitor and pay for one of their panel ones to represent them. We feel as though this is unjust; is there anything we can do?
Unfortunately,no. The loan offered to you is subject to its various provisions, one of which will be that solicitors needs to be on the Leeds Building Society approved list. Until recently, most mortgage companies had large numbers of solicitors on their panels: a borrower could find one for themselves, as long as it was on the lender's panel. The lender would then simply instruct the borrower's lawyers to act for the lender, too. You can use your lender's panel lawyers or you could borrow from another lender which does not restrict your choice. A further alternative is for your lawyer to apply to be on the conveyancing panel for Leeds Building Society

3 months have gone by since my purchase conveyancing in Cemaes Bay completed. I have checked the Land Registry site which shows that I paid £150,000 when infact I paid £160,000. Why the discrepancy?
The price paid figure is taken from the application to register the purchase. It is the figure included in the Transfer (the legal deed which transfers the residence from one person to the other) and referred to as the 'consideration' or purchase price. You can report an error in the price paid figure using the LR online form. In most cases errors result from typos so at first glance the figure. Do report it so they can double check and advise.
My brother is buying a ground floor flat in Cemaes Bay. He has received an estimate by the conveyancer recommended by the estate agents and it came to £1300 . It was ten years ago I sold and purchased a property and it cost was £495. Have fees really increased to that extent?
What does the conveyancing estimate include? Is it just for the legal fees, or what you will be paying in total (for example Cemaes Bay searches, land registry fees, etc)
