Can your site be used to find a Conveyancing solicitor in Bolton even where I’m not buying or disposing of a house, for example where I wish to buy a shop in Bolton with a mortgage from Virgin Money?

What is your number one tip for finding a conveyancing solicitor in Bolton

Do not opt for the lowest Bolton conveyancing quote. You really do get what you’re paying for when it comes to property lawyers. A cheap quote may mean that the conveyancing solicitor is handling a lot of jobs at one time and you won’t get the quality of service and the attention that you need. It is, however, wise to use a conveyancer who has a fixed fee on a no sale, no fee basis. This way, you go into the conveyancing with your eyes wide open.

I am buying a property in Bolton. A rare aspect is that the roof has a solar panel. Coventry BS have issued a mortgage offer so presumably this is not a concern to them. Why is my solicitor raising questions about the panel?

As your lender is Coventry BS your lawyer must comply with the conveyancing requirements contained in Part 2 of UK Finance Lenders’ Handbook for Coventry BS. The CML Handbook stipulates minimum conditions for solar panel roof-space leases, and property lawyers are required to report to Coventry BS where a lease does not meet these requirements. The requirements relate to the installation of panels on properties nationwide and is not limited to Bolton.

I am expecting a OIP from Bank of Ireland this week so we can work out what to offer on a property we like as otherwise we only have online calculators to go by (which aren't taking into account credit checks etc). Do Bank of Ireland recommend any Bolton solicitors on the Bank of Ireland conveyancing panel, or is it better to find our own lawyer?

You will need to appoint Bolton solicitors independently although you'll need to choose one on the Bank of Ireland conveyancing panel. The solicitor represents both you and Bank of Ireland through the process.

I purchased my home on 14 January and the transaction details is not yet registered. Any reason for this? My conveyancing solicitor in Bolton said it should be concluded in a couple of weeks. Are transfers in Bolton uniquely lengthy to register?

As far as conveyancing in Bolton registration is no faster or slower than anywhere else in the country. As opposed to being determined by geographic area, timescales can differ subject to who lodges the application, whether it is in order and if the Land registry must send notices to any interested parties. At present approximately three quarters of such applications are completed in less than three weeks but some can be subject to protracted hold-ups. Historically registration takes place after the purchaser is living at the premises so 'speed' is not typically top priority yet if it is urgent that the the registration takes place urgently then you or your conveyancer must speak with the land registry and explain the circumstances.

How does conveyancing in Bolton differ for new build properties?

Most buyers of new build property in Bolton approach us having been asked by the builder to sign contracts and commit to the purchase even before the residence is ready to move into. This is because new home sellers in Bolton usually buy the site, plan the estate and want to get the plots sold off as they are building the properties. Buyers, therefore, will have to exchange contracts without actually seeing the house they are buying. To reduce the chances of losing the property, buyers should instruct property lawyers as soon as the property is reserved and mortgage applications should be submitted quickly. Due to the fact that it could be several months and even years between exchange of contracts and completion, the mortgage offer may need to be extended. It would be wise to use a lawyer who specialises in new build conveyancing especially if they are used to new build conveyancing in Bolton or who has acted in the same development.

We have been told by many estate agents to expect six to eight weeks for Bolton conveyancing to complete. This was 3 ago. The paperwork was only sent to my property lawyer last week so does the time start running now?

Do not bank on completing on a certain date until exchange of contracts takes place. Whatever assurances the people you are purchasing from or selling to make, or your conveyancer provides don't rely on them. More frustration is caused to clients trying to move home by false assurances than anything else.
