My financial adviser has informed me that I have to pay Topaz Finance fees if I use my own solicitor. How good are the Topaz Finance conveyancing panel solicitors? I'm happy to use any solicitor in the country TBH as long as they're good and not exorbitantly priced. Are there any Topaz Finance conveyancers you'd recommend?
Topaz Finance’s conveyancing panel is pretty large so it would be advisable to check with the firms you are getting quotes from whether they are on it. You can search by postcode on the search tool on this site to find solicitors that Topaz Finance will allow to act for them.
Can you help?. For no fault of my lawyer but, the conveyancing for my house purchase has been going on for months. The Local Authority Search from Topaz Finance was dated random date and we have agreed a date for me to move into the property on Tues etc. My lawyer says that as she is on the Topaz Finance conveyancing panel she needs to redo the searches as they are now out of date.
A precondition to being on the Topaz Finance approved panel is to comply with the CML Handbook Part 2 obligations (last updated for this lender on Topaz Finance)which states that a local authority search be not more than 6 months old. You should nevertheless ask your lawyer to check whether something called ‘search validation’ indemnity insurance is acceptable to Topaz Finance.

You can use the find a conveyancing panel search on this page. Please choose the lender and your location and you will see a number of lawyer located nearest you. Alternatively you can type in the name of your proposed law firm and see if they are listed as being on the Topaz Finance solicitor panel.
The lawyers that just started acting on my house acquisition in Hendon has without warning closed. They were on acting for me because I had to have a lawyer on the Topaz Finance conveyancing panel and my preferred lawyer was not. I gave them a cheque for £150 in advance. What do I do now?
If you have an estate agent involved then let them know immediately so that they advise the vendors that there may be a slight delay due to the problems encountered. Hopefully they will be sympathetic and urge their lawyer to send a new set of papers to your new solicitors. You will need to appoint new lawyers that are on the Topaz Finance conveyancing panel and notify the lender. If you have paid over any money it will hopefully be held by the SRA as money in an intervened firm's bank accounts is transferred to the SRA. Then, the SRA or the intervention agent looks at the intervened firm's accounts to work out who the money belongs to. To claim your money you will need to contact the SRA. If the SRA cannot return money you are owed from the firm's bank accounts, or if they can only return part of the money, you can apply to the Compensation Fund for a grant. Your new lawyers may be able to assist
Is the case that all CQS (Conveyancing Quality Scheme) solicitors on the Topaz Finance conveyancing panel?
A selection of lenders now use CQS as the starting point for Panel approval such as HSBC and Santander. The Law Society’s CQS accreditation however gives no guarantee to lender panel acceptance. That being said,the CML have indicated that it is likely to become a pre-requisite for firms wishing to join their approved list of conveyancing solicitors.
I have today made my last payment due on mortgage with Topaz Finance. I assume I don't need a solicitor on the Topaz Finance panel to remove the mortgage at the Land Registry. Please confirm
If you have finished paying off your Topaz Finance mortgage they may send you evidence showing that you have paid it off. Alternatively they may notify the Land Registry directly. The Land Registry need to see this evidence before they will remove the Topaz Finance mortgage from the register. Topaz Finance,and any evidence they send you, will determine the action you need to take. In cases where no conveyancer is acting for you and you have paid off your mortgage:

the Topaz Finance has instructed the Land Registry to do so
The Land Registry will send you a letter confirming that your Topaz Finance mortgage has been paid off.
Intending to buy a house with a mortgage with Topaz Finance. I have received an online quote from a licensed conveyancer, which states: "There will be no charge for dealing with the Building Society if you are obtaining a mortgage". I take this to mean that there will be no additional fee if the solicitor is on the Topaz Finance conveyancing panel. I wanted to make sure it means there will be no additional fees for dealing with the mortgage.
They are simply saying that the cost for acting for the lender is included in the fee being quoted. It is worth you checking that they are on the Topaz Finance conveyancing panel
