I am obtaining a mortgage offer from Sainsburys Bank. I would like to use a Licensed Conveyancer. Does the Sainsburys Bank Solicitor panel include conveyancers regulated by the CLC
Sainsburys Bank’s conveyancing panel is, like many other lenders represented by the Council or Mortgage Lenders or BSA, open to Licensed Conveyancers regulated by the CLC.
My property lawyer is asking me for personal identification documents stating that this is part of his legal duty as a conveyancer on the Sainsburys Bank Solicitor panel. Is this right?
Due to Money Laundering Regulations your conveyancing lawyer is duty bound to confirm positively your identification when entering into a business relationship with you. It is a criminal offense if your lawyer not do this. If you do not provide ID early in the transaction the solicitor must refuse to act for you. It’s unlikely a lawyer will turn you away if you come to the first meeting without relevant ID but you will have to produce it at some point so you might as well bring it with you to the initial meeting so the lawyer can tick the ID verification box and start sorting out the conveyancing straight away. If you are getting a mortgage with Sainsburys Bank your lawyer also has to check ID documents to satisfy Sainsburys Bank

The law firms on our directory have assured us via an online form that they are on the Sainsburys Bank panel and agreed to advise us to take down their listing in the event of removal off of the Sainsburys Bank panel. I was scheduled to move into my first house last Thursday. My solicitor is on the Sainsburys Bank solicitors panel but has moved offices 8 weeks ago and had not informed Sainsburys Bank of their new address. Sainsburys Bank has locked down the release of mortgage funds until such time as their systems are up to date with the correct details.
This is as unusual as it is unlucky. The majority of lender Terms of Conveyancing Panel Appointment specifically oblige the solicitor to inform the lender of an address change. Your solicitor needs to treat this with the utmost urgency. Do speak with or register your concern with the senior partner (assuming he or she is not your direct lawyer). Most lenders would be reasonable in this situation and expedite the resolution of this issue. It may be prudent to enlist the help of your local Sainsburys Bank branch or your mortgage broker to see if they can assist.
Last month we had a mortgage agreed in principle with Sainsburys Bank. Solicitors have been chosen? How long does it take for Sainsburys Bank to send the offer to our conveyancer
Some lenders take longer than others. Have Sainsburys Bank done the survey? Have you advised Sainsburys Bank as your lawyers details and checked that your lawyer is on the Sainsburys Bank conveyancing panel? It is not unusual for a mortgage offer to take a month to come through
I have decided to exercise my right to buy my property off the council. I have a mortgage offer with Sainsburys Bank. Conveyancing is new to me. Can I proceed without a solicitor easily? I think we can but we keep being told I should use one. Any advice?
It is not advisable proceed with a house purchase without a solicitor. The council's solicitor are not acting for you. You need a solicitor for a number reasons. One of which is to verify what plans the Council have for repairs and refurbishment for the next five years. Many leaseholders have been stung for contributions of thousands of pounds. In any event if you are getting a mortgage with Sainsburys Bank you will need to appoint a solicitor on the Sainsburys Bank conveyancing panel.
My offer on house has been accepted, the seller does however have a dependent purchase. The vendors have offered on somewhere, but not been accepted yet, and have viewings of other properties booked. My conveyancing solicitor has been instructed. What do I do now? At what point should I appy for the mortgage with Sainsburys Bank?
It is usual to have concerns where there is a chain as you are unlikely to want to be too out of pocket too early (mortgage application is approx £1k, then survey/valuation, conveyancing search costs, etc). First you should check that your solicitor is on the Sainsburys Bank conveyancing panel. As to the next stages this very much depends on the circumstances of your case, desire for this property and on the state of the market. In a hot mortgage some buyers would pally for the mortgage with Sainsburys Bank and pay for the valuation and only if it comes back ok would they pay their solicitor to press on with searches.
