My fiance and I are hoping to buy a 3 bedroom flat in London with a mortgage from Saffron Building Society. We would like to retain our solicitor but Saffron Building Society says she’s not on their "panel". It seems we have little choice but to instruct one of the Saffron Building Society panel firms or keep our solicitor and pay for one of their panel ones to represent them. This seems very unfair; Can we not simply insist that Saffron Building Society use our lawyer?
Unfortunately,no. The mortgage offered to you is subject to its terms and conditions, one of which will be that lawyers will on the Saffron Building Society conveyancing panel. Until recently, most lenders had large numbers of law firms on their panels: a borrower could choose one for themselves, as long as it was on the lender's panel. The lender would then simply instruct the borrower's lawyers to act for the lender, too. You can use your lender's panel lawyers or you could borrow from another lender which does not restrict your choice. A further alternative is for your solicitors to apply to be on the conveyancing panel for Saffron Building Society

The form is intended to provide information to the main parties involved in the purchase. Therefore, it will be provided to your son’s lawyer who should be on the Saffron Building Society conveyancing panel as a standard part of the process, and to the valuer when asked.
The Developer will be required to start the process by downloading the form and completing it.

Alternatively you can type in the name of your proposed law firm and see if they are listed as being on the Saffron Building Society solicitor panel.
I was due to complete on my flat last Thursday. My lawyer’s firm is on the Saffron Building Society solicitors panel but has changed address 8 weeks ago and had not advised Saffron Building Society of their new address. Saffron Building Society has locked down the release of mortgage funds until such time as their systems are up to date with the correct details.
This is as unusual as it is unlucky. The majority of lender Terms of Conveyancing Panel Appointment specifically oblige the solicitor to inform the lender of an address change. Your solicitor needs to treat this with the utmost urgency. Do speak with or register your concern with the senior partner (assuming he or she is not your direct lawyer). Most lenders would be reasonable in this situation and expedite the resolution of this issue. It may be prudent to enlist the help of your local Saffron Building Society branch or your mortgage broker to see if they can help.

No. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. Very few lenders make their panel listings available online.
I have paid off my mortgage with Saffron Building Society. I assume I don't need a solicitor on the Saffron Building Society panel to remove the mortgage at the Land Registry. Am I right?
If you have finished paying off your Saffron Building Society mortgage they may send you evidence showing that you have paid it off. Alternatively they may notify the Land Registry directly. The Land Registry need to see this evidence before they will remove the Saffron Building Society mortgage from the register. Saffron Building Society,and any evidence they send you, will determine the action you need to take. In cases where no conveyancer is acting for you and you have paid off your mortgage:
but are not moving to another property
where the Saffron Building Society has sent the Land Registry the discharge electronically, and
the Saffron Building Society has instructed the Land Registry to do so
The Land Registry will send you a letter confirming that your Saffron Building Society mortgage has been paid off.

A lender would not issue a mortgage until they have details of a lawyer on their panel. It can take a few weeks for Saffron Building Society to deal with your lawyers application to be on the Saffron Building Society conveyancing panel. There's no guarantee that your solicitors will be accepted.
