Find an Approved Solicitor on the Platform Home Loans Ltd Conveyancing Panel

Q and A’s regarding the Platform Home Loans Conveyancing Panel

Much to my surprise I have been told by my broker that my lawyer is not on the Platform Home Loans Conveyancing panel. What can I do to check?
You need to contact your conveyancer. It is reasonable to expect your lawyer to advise you of the situation. If they are not on the panel they may recommend you to a firm that is on the conveyancing panel for Platform Home Loans.
My lawyer has requested from me personal identification documents asserting that this forms part of his requirements as a conveyancer on the Platform Home Loans Conveyancing panel. This is news to me - can I refuse?
Due to Money Laundering Regulations your conveyancing lawyer is duty bound to confirm positively your identification when entering into a business relationship with you. It is a criminal offense if your lawyer not do this. If you do not provide ID early in the transaction the solicitor must refuse to act for you. It’s unlikely a lawyer will turn you away if you come to the first meeting without relevant ID but you will have to produce it at some point so you might as well bring it with you to the initial meeting so the lawyer can tick the ID verification box and start sorting out the conveyancing straight away. If you are getting a mortgage with Platform Home Loans your lawyer also has to check ID documents to satisfy Platform Home Loans
Do all the licensed conveyancers and solicitor practices listed on your search have online case tracking as I understood that this was a condition of being on the Platform Home Loans solicitor panel?
No. There is no CML Part 2 or Building Society Association requirement relating to online case tracking. Some law firms operate such technology and some don't.
We're in Birmingham, First timers buying with a mortgage (lender is Platform Home Loans , but our solicitor is on the Platform Home Loans conveyancing panel). How long should the conveyancing process take?
The fact that your lawyer is on the Platform Home Loans conveyancing panel is a help. It would almost certainly delay matters if they were not. However, no conveyancer should guarantee a time-frame for your conveyancing due to third parties outside of our control such as delays caused by lenders, conveyancing search providers or by the other side’s solicitors. The time taken is often determined by the number of parties in a chain
I had instructed online conveyancers located in Manchester who are on the Platform Home Loans solicitor panel. They are now charging me a separate fee of £150 for dealing with the Platform Home Loans mortgage. Is this an additional conveyancing fee specified by Platform Home Loans?
Unfortunately, as long as it is in their Terms and Conditions or Quote then yes your solicitors can charge a fee for this. This fee is not set by Platform Home Loans but by your lawyers. Some firms on the Platform Home Loans will charge an ‘acting for lender’ fee and others do not.
I can not work out if my mortgage offer obliges me to make sure the lease term for the flat is extended prior to the completion date . I have called into my local branch Platform Home Loans on numerous occasions and was told they are content with the situation and they would lend. My solicitor - who is on the Platform Home Loans conveyancing panel- telephoned and was told not they would not lend in accordance with their CML Handbook minimum lease term requirements. Who do I believe?
Your lawyer has to follow the CML Handbook Part 2 requirements for Platform Home Loans. Unless your lawyer obtains specific confirmation in writing that Platform Home Loans will go ahead your lawyer has no choice but to refrain from exchanging contract and committing you to the purchase. We would suggest that you ask Platform Home Loans to contact your lawyer in writing confirming that they will accept the remaining number of years left on the lease.
