Perenna Conveyancing Panel : Questions and Answers
I have been advised by my broker that I have to pay Perenna fees if I use my own solicitor. How good are the Perenna conveyancing panel solicitors? I dont care which law firm I use provided that they are good and reasonably priced. Are there any Perenna conveyancers you'd recommend?
Perenna’s conveyancing panel is pretty large so it would be advisable to check with the firms you are getting quotes from that they are on the panel. You can search by postcode on the search tool on this site to find solicitors that Perenna will allow to act for them.
My conveyancer has identified a discrepancy between the information in Perenna’s home valuation survey and what is revealed within the title deeds. My solicitor says that as he is on the Perenna conveyancing panel he needs to ensure that the bank is OK with this discrepancy and is still content to lend. Is my solicitor’s course or action right?
A precondition to being on the Perenna approved panel is to comply with the CML Handbook requirements (last updated for this lender on Perenna) which do require that your lawyer disclose any incorrect assumptions in the lender’s valuation report and the legal papers. Should you refuse to allow your lawyer to make the appropriate notification then your lawyer will have no choice but to discontinue acting for you.
Your search tool is useful but there are many lawyers listed near Leeds on the Perenna conveyancing panel. It would be a lot more helpful if you could recommend a specific firm on the Perenna approved panel?
We do not recommend specific firms as the right firm for you depends on where your priorities lie. For example you may require a local firm with local knowledge or you might be looking for the low cost conveyancing. Before you appoint your lawyer we advise you to speak to two or three of the firms listed to gain comfort as to which one is right for you..

The fact that your lawyer is on the Perenna conveyancing panel is a help. It would almost certainly delay matters if they were not. However, no conveyancer should guarantee a time-frame for your conveyancing due to third parties outside of our control such as delays caused by lenders,conveyancing search providers or by the other side’s solicitors. The time taken is often determined by the number of parties in a chain
Do conveyancing solicitors on the Perenna conveyancing panel work on a no move no charge basis?
On the whole there are no requirements by lenders for their firms to operate on a no-sale-no-fee basis. There a small number of lenders who operate a very restricted conveyancing panel managed by a third party company (often termed in the industry as a ‘gatekeeper’). That third party may impose certain conditions such as non-sale-no fee on the panel firms. If you require this as a condition of your conveyancing then you should check with the conveyancing firm that this is part of their package
After much negotiation I have agreed a price on a house. My financial adviser suggested a solicitor I paid an upfront payment of 175. Soon after the conveyancers contacted me sheepishly admitting that they were not on the Perenna conveyancing panel. Am I right in thinking that I should be due a refund?
You should be able to recover this from the law firm if they were not on the Perenna panel. They should have asked at the outset which lender you were obtaining a mortgage with. An important lesson to readers of this site is to check that the lawyers are on the appropriate lender panel.
At last I have had an offer on an apartment accepted, the seller does however have a dependent purchase. The vendors have offered on somewhere, but not been accepted yet, and have viewings of other properties booked. My conveyancing solicitor has been instructed. What do I do now? It is usual to have concerns where there is a chain as you are unlikely to want to be too out of pocket too early (mortgage application is approx £1k, then survey/valuation, conveyancing search costs, etc). First you should check that your solicitor is on the Perenna conveyancing panel. As to the next stages this very much depends on the circumstances of your case, desire for this property and on the state of the market. In a hot mortgage some buyers would pally for the mortgage with Perenna and pay for the valuation and only if it comes back ok would they pay their solicitor to press on with searches.
