FAQs : The Nedbank Conveyancing Panel

I need to swap lawyers as my lawyer is not on the Nedbank panel of conveyancing solicitors. How easy is it to change conveyancer?
If you haven't yet instructed a solicitor to do anything for you and have just received quotes, you're perfectly free to choose a different solicitor to carry out your work for you. The best way is to get recommendations from friends or family who have actually used the solicitor or conveyancer you're considering.
I am purchasing a brand new flat and my lawyer is telling me that she is duty bound to disclose incentives from the developer as her practice is on the Nedbank conveyancing panel. I am on a tight deadline to exchange contracts and I dont want to prolong matters. is my lawyer taking the correct approach?
You should not exchange unless you have advised to do so by your lawyer. A precondition to being on the Nedbank approved panel is to comply with the CML Handbook requirements (last updated for this lender on Nedbank). The CML Conveyancing Handbook requires that your lawyer have the appropriate Disclosure of Incentive form completed by the developer and accepted by your lender.

We're in London, FTBs purchasing with a mortgage (lender is Nedbank , but our lawyer is on the Nedbank conveyancing panel). How long should the conveyancing process take?
The fact that your lawyer is on the Nedbank conveyancing panel is a help. It would almost certainly delay matters if they were not. However, no conveyancer should guarantee a time-frame for your conveyancing due to third parties outside of our control such as delays caused by lenders, conveyancing search providers or by the other side’s solicitors. The time taken is often determined by the number of parties in a chain
Is there a list of Nedbank panel solicitors on the Council of Mortgage Lender’s Website?
No. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. Very few lenders make their panel listings available online.
I have had an offer accepted on a flat I spoke to a conveyancer recommended by my dad and he suggested retaining a solicitor approved by Nedbank. The estate agent recommended two local firms so I asked Nedbank if the 2 suggested solicitors are approved, which they are not. Nedbank pointed out that either firm can fill out the appropriate forms to become approved. Do I (1) save myself the aggravation and use one of Nedbank 's conveyancing panel solicitors (2) Use the local solicitor and accept there may be delays etc as they go through the approval process.
