My property lawyer is not on the LendInvest Approved Panel. Is it possible for me to use my family solicitor notwithstanding that they are not on the LendInvest panel?
You have a number of options available to you here:
  1. Complete the purchase with your existing solicitors but LendInvest will need to instruct a lawyer on the LendInvest conveyancing panel. This will result in additional cost and potential delay.
  2. Get a new solicitor to act in the purchase, obviously checking they are on the LendInvest conveyancing panel.
  3. Urge your lawyer to apply to join the LendInvest lender panel
Please help. My conveyancer is advising me that he is legally obliged to conduct a Local Authority search as the firm are on the LendInvest approved lawyer panel. Is this really necessary?
You have limited options available to you. Given that you are taking out a loan with LendInvest your lawyer has to comply with their conditions as set out in their version of the CML Conveyancing Handbook. Your lawyer would have previously signed the Terms and Conditions of LendInvest’s conveyancing panel appointment which obliges them to follow the CML Handbook requirements last updated LendInvest. even if you were a cash buyer you would be ill advised not to carry out a local authority search.
I am Googling for competitive conveyancing fees. Can I be assured that all the law firms that are listed on your website are on the LendInvest conveyancing panel?
The solicitor and licensed conveyancing practices on our directory have advised us that they are on the LendInvest panel and agreed to advise us to take down their listing in the event of removal off of the LendInvest panel. To date we have not been informed by either a bank or a member of the public that the data about a specific firm being on the LendInvest conveyancing panel is not accurate.

If you have an estate agent involved then let them know straight away so that they advise the vendors that there may be a slight delay due to reasons beyond your control. Hopefully they will be sympathetic and urge their lawyer to send a new set of papers to your new solicitors. You will need to appoint new lawyers that are on the LendInvest conveyancing panel and notify the lender. If you have paid over any money it will hopefully be held by the SRA as money in an intervened firm's bank accounts is transferred to the SRA. Then, the SRA or the intervention agent looks at the intervened firm's accounts to work out who the money belongs to. To claim your money you will need to contact the SRA. If the SRA cannot return money you are owed from the firm's bank accounts, or if they can only return part of the money, you can apply to the Compensation Fund for a grant. Your new lawyers should be in a position to help
When it comes to mortgage companies such as LendInvest do lawyers have to be pay a fee to be on the list of approved solicitors?
We are not aware of any lender fees to be on their panel although some do charge an administration charge to deal with the processing of the conveyancing panel application.

Some lenders take longer than others. Have LendInvest done the survey? Have you advised LendInvest as your lawyers details and checked that your lawyer is on the LendInvest conveyancing panel? sometimes it can take as long as six weeks for a mortgage offer to be issued
LendInvest have agreed my mortgage in principle, my offer on house has been accepted, now what?
The estate agent will want to know who your solicitors are (make sure these solicitors are on the lenders panel). Call up LendInvest or your broker and complete any relevant paperwork. LendInvest will tell you what documents they want. LendInvest will instruct a valuer. The valuer will get in touch with the estate agent or seller to book an appointment. Once conducted (assuming no problems) it takes about week to get a mortgage offer. LendInvest will issue the offer to you and your lawyer. The transaction will then take it’s course according the nature and complexity of the conveyancing.
