Your lawyer is obliged to check with Leek BS to make sure that they are aware that the balance of the purchase price is not from your own funds. Your solicitor can only report this to Leek BS if you agree, failing which, your lawyer must cease to continue acting.

There is nothing to stop you using your solicitor but Leek BS will insist on their interests being represented by a firm on their conveyancing panel. There is much more potential for delays and confusion with an additional lawyer added to the mix, and it will undoubtedly be more expensive too.

In the main there are no requirements by lenders for their firms to operate on a no-sale-no-fee basis. As your lender is Leek BS your lawyer must to check the Leek BS conveyancing instructions contained in the Part of CML Handbook for Leek BS . The CML Handbook contains minimum requirements for solar panel roof-space leases, and solicitors are required to report to Leek BS where a lease does not meet these requirements. The requirements relate to the installation of panels on properties in England and Wales. Requirements for Scotland are due in the near future.
