I appointed a firm of solicitors to work on my purchase 5 weeks ago having applied for a mortgage with JPMorgan. The law firm confirmed to me that they are on JPMorgan conveyancing panel and gave me their panel reference. JPMorgan then ,via my broker advised that their panel number was dormant and would need to be reactivated. What happens next? Do I instruct a different law firm listed on the conveyancing panel for JPMorgan?
You may be very frustrated with the lawyer but if it only go take a few more days they it may be worth waiting as, depending on how far progressed you are you may end up delaying the transaction by a number of weeks if you need to replace your solicitor You may wish to enlist the help of your broker to check with the JPMorgan as to how long they think it will take to get the firm to get back on the panel.

It is not clear why you need a JPMorgan panel solicitor but in any event, if you can not find one on our search tool you will need to speak directly to JPMorgan to find out which solicitors in JPMorgan are on their panel. The lawyers that I appointed last week on my purchase in Hendon has suddenly shut down. I only went with them because I had to have a lawyer on the JPMorgan conveyancing panel and my preferred lawyer was not. I gave my credit card details for them to take £175 for searches. What should be my next steps?
If you have an estate agent involved then let them know straight away so that they can let the sellers know that there may be a slight delay due to reasons beyond your control. Hopefully they will be sympathetic and urge their lawyer to send a new set of papers to your new solicitors. You will need to appoint new lawyers that are on the JPMorgan conveyancing panel and notify the lender. If you have paid over any money it will hopefully be held by the SRA as money in an intervened firm's bank accounts is transferred to the SRA. Then, the SRA or the intervention agent looks at the intervened firm's accounts to work out who the money belongs to. To claim your money you will need to contact the SRA. If the SRA cannot return money you are owed from the firm's bank accounts, or if they can only return part of the money, you can apply to the Compensation Fund for a grant. Your new lawyers should be in a position to assist

If you are getting a mortgage with JPMorgan involved you will need to appoint a solicitor on the JPMorgan conveyancing panel. We would not encourage you to both use the same solicitors' firm. There are clear conflict of interest issues and it's not going to make a huge difference to the speed of the overall process. So as not to hold things us you should pass on your solicitors details to JPMorgan. After much negotiation I have agreed a price on a house. My financial adviser pressured me to appoint their lawyers I paid an upfront payment of 175. Soon after the conveyancers contacted me to say that they were not on the JPMorgan conveyancing panel. Am I right in thinking that I should be due a refund?
You should be able to recover this from the law firm if they were not on the JPMorgan panel. They should have asked at the outset which lender you were obtaining a mortgage with. An important lesson to readers of this site is to check that the lawyers are on the appropriate lender panel.

I've digested plenty of house buying,I note that it is considered advisable to get your house surveyed prior to buying it. When I asked my solicitor - who is on the JPMorgan conveyancing panel - on this she said they don't do this and I need to contract an independent surveyor. Is that normal?
JPMorgan will need an independent valuation of the property. Your lawyer will not arrange this. Usually JPMorgan will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey.
You may wish to consider appointing your own surveyor to carry out a survey or prepare a home buyers report on the property. It is up to you to satisfy yourself that the property is structurally sound before you buy it. If the survey or report reveals that building work is needed, you should tell your solicitor. You may wish to renegotiate with the seller.

Your lawyer will not organise the survey but they may be able to put you in touch with a local one that they recommend. RICS offers a find a surveyor service (just google it) where you can search for a qualified surveyor by postcode. As you are getting a mortgage with JPMorgan you could contact your them to see if they have a list of approved surveyors.
