You should not exchange unless you have advised to do so by your lawyer. A precondition to being on the Britannia approved panel is to comply with the CML Handbook requirements (last updated for this lender on Britannia). If you have an estate agent involved then let them know straight away so that they advise the vendors that there may be a slight delay due to reasons beyond your control. My brother and I have agreed a price on a house I spoke to a lawyer recommended by my mum and he advised instructing a property lawyers approved by Britannia. The estate agent recommended two local firms so I asked Britannia if the 2 suggested solicitors are approved, which they are not. Britannia suggested that either firm can fill out the appropriate forms to become approved.
