I would like to know the reason why all property lawyers are not on the Cynergy Bank Solicitor panel?
Cynergy Bank and other mortgage companies ordinarily restrict either the type or the number of conveyancing practices on their approved list of lawyers. Typical examples of such restriction(s) being that a firm must have two or more partners. In addition to restricting the type of firm, some have decided to limit the number of firms they use to represent them. Given that you are taking out a loan with Cynergy Bank your lawyer has to comply with their conditions as set out in their version of the CML Conveyancing Handbook. Your lawyer would have previously signed the Terms and Conditions of Cynergy Bank’s conveyancing panel appointment which obliges them to follow the CML Handbook requirements last updated Cynergy Bank. even if you were a cash buyer you would be ill advised not to carry out a local authority search.

There is no definitive answer here. Have Cynergy Bank done the valuation? Have you advised Cynergy Bank as your lawyers details and checked that your lawyer is on the Cynergy Bank conveyancing panel? sometimes it can take as long as six weeks for a mortgage offer to be issued
My brother and I have agreed a price on a house I spoke to a solicitor recommended by my uncle and he suggested instructing a property lawyers approved by Cynergy Bank. The estate agent recommended two local firms so I asked Cynergy Bank if the 2 suggested solicitors are approved, which they are not. Cynergy Bank suggested that either practice can fill out the appropriate forms to become approved. Do I (1) save myself the aggravation and use one of Cynergy Bank 's conveyancing panel solicitors (2) Use the local solicitor and accept there may be delays etc as they go through the approval process.
