My lawyer is not on the Adam & Company Solicitor Panel. Can I still retain my preferred solicitor notwithstanding that they are excluded from the Adam & Company panel of approved conveyancing solicitors?
You have a number of options available to you here:
- Carry on with your existing solicitors but Adam & Company will need to instruct a lawyer on the Adam & Company conveyancing panel. This will result in additional cost and potential delay.
- Get a new solicitor to act in the purchase, obviously checking they are on the Adam & Company conveyancing panel.
- Urge your lawyer to apply to join the Adam & Company lender panel
My nephew is buying a newly built flat with a mortgage from Adam & Company. His conveyancer has said that there is a delay in completing the ‘Disclosure of Incentive Form’. What is this document - I have never come across this before?
The form is intended to provide information to the main parties involved in the transaction. Therefore, it will be provided to your son’s lawyer who should be on the Adam & Company conveyancing panel as a standard part of the process, and to the valuer when asked.
The Developer will be required to start the process by downloading the form and completing it.
The form will therefore need to be available for the valuer at the time of his or her site visit. The form should be sent to the Adam & Company conveyancing panel solicitor as early as possible, in order to avoid any last minute delays, and no later than at exchange of contracts.
I see that you have a search directory listing solicitors on the Adam & Company conveyancing panel. Do firms pay you a referral fee if I appoint them for my house purchase?
We are a listing service only for law firms wishing to communicate if they are on the Adam & Company conveyancing panel or other lender panels. We do not charge referral fees to the any conveyancer that you subsequently appoint.
We're in Wales, FTBs buying with a mortgage (lender is Adam & Company , but our solicitor is on the Adam & Company conveyancing panel). How long should the conveyancing process take?
The fact that your lawyer is on the Adam & Company conveyancing panel is a help. It would almost certainly delay matters if they were not. However, no conveyancer should guarantee a time-frame for your conveyancing due to third parties outside of our control such as delays caused by lenders,conveyancing search providers or by the other side’s solicitors. The time taken is often determined by the number of parties in a chain

seeking recommendations is a good starting point. Before you go ahead check if they offer a no sale no fee offer. Also you often get what you pay for - a firm which quotes more will often provide a better service than one which is cheap as chips. We would always advise that you speak with the lawyer carrying out your transaction
Last month we had a mortgage agreed in principle with Adam & Company. Solicitors have been instructed? What is the average time that one could expect to receive a mortgage offer from Adam & Company?
Some lenders take longer than others. Have Adam & Company done the valuation? Have you advised Adam & Company as your lawyers details and checked that your lawyer is on the Adam & Company conveyancing panel? It is not unusual for a mortgage offer to take a month to come through
Adam & Company have agreed my mortgage in principle, my offer on house has been accepted, now what?
The estate agent will want to know who your solicitors are (make sure these solicitors are on the lenders panel). Call up Adam & Company or your broker and complete any relevant paperwork. Adam & Company will tell you what documents they want. Adam & Company will instruct a valuer. The valuer will get in touch with the estate agent or seller to book an appointment. Once conducted (assuming no problems) it takes about week to get a mortgage offer. Adam & Company will issue the offer to you and your lawyer. The transaction will then take it’s course according the nature and complexity of the conveyancing.
