Much to my surprise I have been told by my financial adviser that my the law firm I have appointed is not on the Adam & Company International Conveyancing panel. How can I be sure that this is correct?
The first thing you need to do is to contact your conveyancer. It is reasonable to expect your lawyer to advise you of the situation. If they are not on the panel they may recommend you to a firm that is on the conveyancing panel for Adam & Company International.
We are nearing an exchange and my mum and dad having sent the 10% deposit to my lawyer. I am now advised that as the deposit has not come from me my lawyer needs to disclose this to my lender Adam & Company International. Apparently, being on the Adam & Company International conveyancing panel and acting on their behalf he must inform Adam & Company International if the balance of the mortgage advance is coming from anyone other than me. I advised the bank about my parent’s contribution when I applied for the mortgage so is it really necessary for this now to be an issue?
Your lawyer is obliged to check with Adam & Company International to make sure that they are aware that the balance of the purchase price is not from your own funds. Your solicitor can only report this to Adam & Company International if you agree, failing which, your lawyer must cease to continue acting.

You can use any solicitor you like but Adam & Company International then has the right to appoint a different solicitor to act for them at your expense. It might be more cost effective and quicker to instruct a lawyer who is on the Adam & Company International solicitors panel
Can you point me to a directory of Adam & Company International panel solicitors on the Council of Mortgage Lender’s Website?
No. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. Very few lenders make their panel listings available online.
Do most banks operate their own panel of solicitors?
Many lenders do operate a restricted conveyancing panel but a lot of lenders allow any solicitors to join their panel so long as they meet their criteria. Each lender sets their own criteria. For example the Adam & Company International conveyancing panel requirements are different to Adam & Company International’s conveyancing panel requirements.
I have today made my last payment due on mortgage with Adam & Company International. I assume I don't need a solicitor on the Adam & Company International panel to remove the mortgage at the Land Registry. Please confirm
If you have finished paying off your Adam & Company International mortgage they may send you evidence showing that you have paid it off. Alternatively they may notify the Land Registry directly. The Land Registry need to see this evidence before they will remove the Adam & Company International mortgage from the register. Adam & Company International,and any evidence they send you, will determine the action you need to take. In cases where no conveyancer is acting for you and you have paid off your mortgage:
but are not moving to another property
where the Adam & Company International has sent the Land Registry the discharge electronically, and
the Adam & Company International has instructed the Land Registry to do so
The Land Registry will send you a letter confirming that your Adam & Company International mortgage has been paid off.
