For what reasons would a law firm be removed from the Landmark Mortgages approved conveyancing panel?
A survey recently commissioned by the Solicitors Regulatory Authority found that three quarters of law firms had been excluded from a lender panel. The top reasons in order are :
  1. lack of transactions
  2. the lawyer is a sole practitioner
  3. as part of the HSBC panel reduction
  4. regulatory contact by SRA

We are getting closer to an exchange and my parents having transferred the 10% deposit to my lawyer. I am now advised that as the deposit has not come from me my lawyer needs to make a notification to my lender Landmark Mortgages. Apparently, being on the Landmark Mortgages conveyancing panel and acting on their behalf he must inform Landmark Mortgages if the balance of the mortgage advance is coming from anyone other than me. I disclosed to the bank about my parent’s contribution when I applied for the home loan so is it really necessary for him to raise this?
Your lawyer is obliged to check with Landmark Mortgages to make sure that they are aware that the balance of the purchase price is not from your own funds. Your solicitor can only report this to Landmark Mortgages if you agree, failing which, your lawyer must cease to continue acting.

Some lenders take longer than others. Have Landmark Mortgages conducted the survey? Have you advised Landmark Mortgages as your lawyers details and checked that your lawyer is on the Landmark Mortgages conveyancing panel? sometimes it can take as long as six weeks for a mortgage offer to be issued
Landmark Mortgages have agreed my mortgage in principle, my offer on house has been accepted, now what?
The estate agent will want to know who your solicitors are (make sure these solicitors are on the lenders panel). Call up Landmark Mortgages or your broker and complete any relevant paperwork. Landmark Mortgages will tell you what documents they want. Landmark Mortgages will instruct a valuer. The valuer will get in touch with the estate agent or seller to book an appointment. Once conducted (assuming no problems) it takes about week to get a mortgage offer. Landmark Mortgages will issue the offer to you and your lawyer. The transaction will then take it’s course according the nature and complexity of the conveyancing.
