The fact that your lawyer is on the TSB conveyancing panel is a help. It would almost certainly delay matters if they were not. However, no solicitor should guarantee a timeframe for your conveyancing, due to third parties outside of your control such as delays caused by lenders,conveyancing search providers or by the other side’s solicitors. The time taken is often determined by the number of parties in a chain.

Some lenders take longer than others. Have Principality conducted the survey? Have you informed Principality as to your lawyers' details and checked that your lawyers are on the Principality conveyancing panel? It is not unusual for a mortgage offer to take a month to come through.
I am currently in the process of buying my council flat in Hove. I have a mortgage agreed with Principality. Conveyancing is new to me. Can I proceed without a solicitor easily? I think we can but we keep being told I should have one. Any advice?
It is not advisable to proceed with a house purchase without a solicitor. The council's solicitor are not acting for you. You need a solicitor for a number reasons. One of which is to verify what plans the Council have for repairs and refurbishment for the next five years. Many leaseholders have been stung for contributions of thousands of pounds. In any event, if you are getting a mortgage with Principality, you will need to appoint a solicitor on the Principality conveyancing panel.
I completed on my apartment on 5 September and my personal details is not yet registered. Any reason for this? My conveyancing solicitor in Hove advises it will be registered in a couple of weeks. Are titles in Hove particularly slow to register?
As far as conveyancing in Hove registration is no quicker or slower than the rest of the country. As opposed to being determined by geographic area, timescales can adjust depending on who lodges the application, whether it is in order and whether the Land registry communicate with any third persons or bodies. At present approximately three quarters of submission are completed in less than three weeks but occasionally there can be protracted delays. Registration is effected once the new owner is living at the property thus registration formalities is not always primary concern yet if there is a degree of urgency associated with the registration then you or your solicitor should contact the land registry and explain the circumstances.
Am I better off to use a Hove conveyancing solicitor who is local to the property I am purchasing? An old friend can handle the conveyancing however they are based over three hundred miles away.
The benefit of a local Hove conveyancing firm is that you can attend the office to execute documents, hand in your ID and pester them if necessary. Having local Hove know how is a bonus.
